Managing Partner & Founder
Todd Mummert is the president and founder of Coastal Private Lending. He was a former partner in Coastal Lending Group, a mortgage company funding north $150 million in loan volume and over 600 mortgage transactions annually.
His residential mortgage career started in 2007 with a heavy concentration on renovation & construction loans. He is also a seasoned real estate investor having local knowledge and experience in doing flips and owning rentals in the Baltimore Metro area.

We are real estate investors too, so we understand the drawbacks of using traditional funding methods such as banks and have dealt with those hurdles ourselves.

With over 25 years in the mortgage industry, I bring a singular focus to one area: Investor Mortgages. My career began in 2000 as a loan officer, and since then, I’ve closed over two billion dollars in mortgage transactions. Along the way, I discovered firsthand how powerful financing can be for building wealth through real estate.
I purchased my first rental property in 2001, and by 2012, I owned and managed 60 units. That experience, combined with decades in mortgage lending, taught me that understanding financing is one of the most valuable skills a real estate investor can have. Over the past five years, I’ve merged my mortgage and investing expertise to focus exclusively on Investment Mortgages. I work closely with real estate investors to develop customized financing strategies that support their goals—whether that’s fix-and-flip projects, growing a rental portfolio, or a mix of both. Because I’ve been in their shoes, I understand what it takes to structure deals that deliver the best results.

Zack Clopper was the first employee at Coastal Private Lending and is now a partner. He previously worked in the institutional investing space for a large real estate-based company.
Zack is also a licensed MD real estate salesperson and uses his expertise to provide tremendous support for evaluating real estate deals for our investors. He currently owns over 40 rental properties throughout the Baltimore Metro area.
Zack has in-depth experience and knowledge of the local real estate market with a great background in residential real estate construction management through personal experience.

Bethany began her mortgage career in 2016 in the residential mortgage sector. She was able to move up the ladder quickly from an entry level position of loan setup to a full time loan processor.
After joining Coastal Private Lending, Bethany has taken on the responsibility of the day-to-day operations and managing our Rental Loans pipeline. She is well-versed in the underwriting guidelines for investment rental loans and strives to provide excellent customer service to all clients and business affiliates.
In her free time, Bethany likes to travel, cook and spoil her golden retriever Jack.

Ashley has been in the mortgage lending industry in one capacity or another for just over 10 years.
She has an expertise in mortgage loan processing and client relations. Ashley prides herself on making real connections within the industry and building solid relationships.
Her experience in both residential and hard money lending brings a next level customer experience to our clients and investors.

Andrew Lehr started his real estate career in 2007 as a licensed Realtor having just moved to the Baltimore area. In nearly 2 decades Andrew has eclipsed more than $250M in personal real estate sales and continues to sell real estate throughout the Greater Baltimore area.
Andrew’s diverse real estate background also includes operating a real estate development company, Lehr Design Build, with his brother. For nearly 10 years they purchased, renovated and resold homes throughout Baltimore City’s waterfront neighborhoods. Andrew is also a landlord who manages a rental portfolio of homes and multi-family properties in the area.
Andrew’s all-around knowledge and in-depth understanding of all things real estate are an incredible resource for Coastal Private Lending, it’s clients, customers and capital investors. His experience helps to guide our company’s mission, vision and best practices within the real estate private lending space.

With a degree in Business Logistics from Penn State University and nearly 20 years of experience in Engineering Leadership within the Defense Industry, Joe brings a wealth of knowledge and experience to Coastal Private Lending. Now serving as the Controller, Joe applies meticulous attention to detail and a knack for solving complex problems to manage the company’s financial operations effectively.
Eager to embrace new challenges, Joe is thrilled to transition into the real estate lending sector and contribute to the success of a forward-looking team. With a strong analytical mindset and a commitment to excellence, Joe is dedicated to supporting Coastal Private Lending’s mission of providing innovative financing solutions for real estate investors.
